Noida : In a recent development Noida Authority has thrashed the Suraksha Realty for not providing the proper services to the residents of Jaypee Wish Town and building pressure on the Apartment Owners Association (AOA) for taking over the handover of an incomplete society. A tripartite meeting was held at the Noida Authority office on 6th January attended by AOA Kosmos, AOA Aman and Suraksha Officers. This meeting was presided over by ACEO Vandana Tripathi who directed the Suraksha Group to continue maintenance services till the Completion Certificates are issued.
The Kosmos AOA raised the issue of poor maintanence, incomplete infrastructure, power supply , security and water. They also showed the NCLT order where IFMD is supposed to be handed over to the Associations. Suraksha officials claimed it’s a shared area IFMD, to which everyone objected. The AOA of Jaypee Aman society also raised the issues of incomplete infrastructure, water, Club and poor maintainence. The Kosmos and Kensington Park members also presented a Wishtown map to the authority where 78 % of the green area is converted to Golf course managed by the Jaypee/Suraksha group.
After many discussions and heated arguments between Suraksha and AOAs of Jaypee Wishtown, the Noida Authority came to a conclusion that handover should only be given to the AOA’s after Completion Certificates are issued. “ You can’t only eat the Cream, you have to take care of the whole milk” if you were not able to manage the Jaypee Wishtown, why did you took over, ACEO Vandana Tripathi asked to which Suraksha officials Keep mum. Suraksha was also asked to submit detailed bifurcation of Common area in elements like Community, HealthCare, Horticulture, commercial roads and transport which shall be audited by Noida Authority soon.
After hearing the Association Members issues, Vandana Tripathi said it is not legal and practical to offer handover for a incomplete society. She also asked Suraksha to provide Gangajal water to the entire Wishtown at the earliest , and meet the Electricity challenges properly as it is an essential service.
The meeting was attended by Kosmos AOA president Dharmendra Chaudhary, Sunil Bharadwaj, Ravi Shanker Sharma, Kavita Sharma, Shalini Rana, Asad Anwar and Devendra. AOA members of Aman included President Yogesh Singh, Gajendra Choudhary and Vimal Singh.
